Most residential teardowns on Staten Island are one of three jobs: an older attached or semi-attached house on the North Shore that has reached the end of its economic life, a post-war detached home coming down so something larger can go up on the same lot, or a fire- or storm-damaged property the city wants dealt with. Each one prices differently, and the difference is rarely square footage.
What moves the number is the age of the building — anything pre-April 1987 needs an asbestos survey before a permit issues — plus how much room a machine has beside the structure, whether there is a full basement to break out and backfill, and how far the debris has to travel.
